Exterior
Insulation and Finish Systems, "EIFS" is a type of cladding for exterior
building walls. EIFS provides insulation, weatherproofing and aesthetics
in an integrated, composite system. EIFS is sometimes called synthetic
stucco. EIFS is usually installed onto the outside face of a building's
wall structure at the construction site by plasterers using hand tools.
EIFS can also be prefabricated as panels in a factory.
EIFS
is a multi-layer product. It consists of a layer of insulation (which
is attached to the wall using adhesives, mechanical anchors, or both),
a reinforced coating system on the outside of the EIFS called the "Base
Coat", and a colored, textured coating as the outermost surface called
the "Finish".
EIFS
was developed in Europe after World War II and was introduced to the North
American market in the late 1960's. EIFS is now a very popular cladding,
accounting for over 10% of the cladding used in some markets. EIFS, more
commonly called synthetic stucco. The EIFS concept was introduced to the
United States over 25 years ago. The preferred envelope for many commercial
buildings, EIFS has also become the cladding of choice for many home builders
and homeowners.
Several
types of EIFS are available, including the traditional barrier type, as
well as the newer drainage-type EIFS. Drainage-type EIFS have a built-in
provision which permits water leaks to drain to the outside, while barrier-type
EIFS rely on creating a continuous water barrier at the outside face of
the wall assembly.
EIFS
can be used on almost all types of buildings, including:
Accommodations: single and multi-family residences; hotels/motels; condos
Commercial: offices; high-rise buildings; banks; shopping malls
Government facilities: offices; military buildings
Industrial: warehouses; factories
EIFS
has many features, including:
Excellent insulation properties
Outstanding aesthetic flexibility (color/texture/shape)
Moderate cost
Light weight
EIFS
is available mostly through specialty construction product distributors.
It is usually installed by contractors who have been trained by the EIFS
manufacturer.
